Recent Transformations

Garage Conversion ADU: Washington Square, Santa Ana

Before: Detached two-car garage with cracked slab, uninsulated walls, and a roof line too low for residential code
Before: 420 sq ft detached garage, slab at grade, no insulation, 7’2″ ceiling at ridge
After: Studio ADU with new 8-foot ceiling, mini-split HVAC, full kitchenette, and separate meter

The homeowner had received three quotes ranging from $45,000 to $110,000 for the same scope, and no one had explained why. We walked the site and found the slab was 3.5 inches thick, below the 4-inch minimum for residential conversion under Santa Ana’s adopted CBC. Under Clause 5 (No Surprises), we priced the slab overlay and the full conversion in one written line-item quote: $78,500, drawings through final inspection. The photo record from each visit shows the rebar grid before the pour, the rough electrical before insulation, and the final punch list. The ADU now rents for $1,850 per month.

New Detached ADU: Floral Park, Santa Ana

Floral Park’s historic designation adds a design-review layer that stops many projects before they reach planning. We submitted a context-appropriate gable roof and horizontal siding that matched the main house’s 1927 profile, not a flat modern box that would have triggered a hearing. The Santa Ana Historic Resources Board approved at staff level in six weeks. Our written price was $156,000, including the tree-protection plan and the raised foundation to clear the jacaranda’s surface roots. The documented photo record includes every root-pruning cut approved by the arborist, so there’s no question later about what was done and why.

Junior ADU & Interior Conversion: Downtown Santa Ana, Historic French Park

Before: 1950s rear addition with low ceilings, single-pane windows, and no separate entrance

After: Junior ADU with separate exterior door, kitchenette, and original hardwood refinished

French Park’s narrow lots and historic fabric make detached ADUs impractical, but the Junior ADU path, owner-occupied, fit this client’s situation exactly. The challenge was creating a separate entrance without compromising the main house’s floor plan. We cut a new door through the rear wall, not the side, preserving the living room’s original built-ins. Santa Ana allows Junior ADUs up to 500 sq ft or 50% of the main dwelling, whichever is less; this one came in at 320 sq ft, so no variance was needed. Written price: $42,000. The photo record shows the structural header installation, the new door frame, and the floor refinishing progression, because “refinished” means different things to different people.

ADU Site Prep & Utilities: Morrison Park, Santa Ana

Before: Sloped backyard with clay soil, no sewer lateral, and overhead power limiting second-story options

This homeowner had plans from another designer for a detached ADU that ignored the slope, the clay, and the sewer distance. We provided a Free Second Opinion on those plans and found three code violations and one $18,000 utility assumption that wasn’t priced. Our site prep quote, standalone, was $34,500, including the geotechnical report Santa Ana requires for fills over 12 inches, the retaining wall engineered for expansive clay, and the sewer lateral extension with proper fall to the main. The homeowner proceeded with our full design-build contract for the ADU itself. The photo record from site prep alone runs 127 images: before grading, after rough cut, compacted fill layers with density tests, rebar cage, wall pour, and utility trench with bedding. That’s what documentation means. The ADU build followed at $142,000, total project $176,500, one written price for each phase, no change orders.

Prefab Modular ADU Coordination: West Floral Park, Santa Ana

The client had spoken with Abodu directly and received a base unit price, but not the site costs, the crane rental, the fire-rated wall assembly for the zero lot-line condition, or the Santa Ana planning entitlements. We coordinate prefab brands, we don’t sell them. Our single contract covered the Abodu unit, the foundation and utility stub engineered for Santa Ana’s seismic zone, the crane operator with alley shutdown permit, and the 1-hour fire-resistive exterior wall assembly where the unit sits 3 feet from the neighbor’s garage. Written price: $198,000, including all soft costs. The 11-week timeline from contract to certificate of occupancy compares to 14-18 months for stick-built on the same lot. The photo record includes the crane lift, the set, the utility connections, and the final inspection sign-off. Under Clause 1, that price was locked before any work started.

Garage Conversion with Structural Surprise: Artesia Pilar, Santa Ana

The slab had the telltale circular stressing-anchor pockets of post-tensioning, but no drawings existed, and cutting it for plumbing trenches would have been catastrophic. We designed a raised wood floor system, 14 inches above the existing slab, with plumbing in the crawl below and insulation at the perimeter. The 2×4 rafters couldn’t carry the required R-38 insulation depth, so we reframed with a structural ridge and 2×8 rafters, adding clerestory windows that the original roofline couldn’t have accommodated. Written price: $89,000, including the exploratory concrete scanning that confirmed the tendon layout. The photo record shows the anchor pockets, the GPR scan results, the raised floor framing, and the clerestory install. In Artesia Pilar, where many garages share this vintage and construction type, we’ve now completed four conversions using the same raised-floor approach.
