Cover’s current lineup, the Cover Backyard Studio series, ships with a pre-engineered foundation specification: a 4-inch minimum reinforced slab with 2,500 psi concrete, or a pier system with 18-inch diameter footings at 8-foot centers in Santa Ana’s expansive-soil zones. The utility package is standardized across the 400-square-foot and 600-square-foot modules, but the connection hardware differs between the 2022-2024 “Series M” units and the 2025 “Series N” with its updated electrical chase configuration.

To identify your part needs, check the data plate inside the utility closet door. Series M units carry a plate stamped “M-400” or “M-600” with a November 2021 through October 2024 manufacture date. Series N plates read “N-400” or “N-600” and show a manufacture date of November 2024 or later. The electrical subpanel, sewer connection kit, and water service hardware are not cross-compatible between series.   • The existing concrete pad is cracked or under 3.5 inches thick. Cover’s point loads concentrate at the corner posts, and a thin or deteriorated slab will transfer stress to the module frame. In Santa Ana, we see this often in pre-1980s garages where the original slab was poured as a floating pad without proper subgrade compaction.
  • Your main electrical panel is full or rated under 200 amps. A Cover unit draws 60-100 amps depending on HVAC and kitchen load. If your Santa Ana home still has a 100-amp Zinsco or Federal Pacific panel, the utility upgrade is non-negotiable, and the utility coordination alone adds a week.
